Solaris Dutamas tenants, owners face multiple problems with retail area

In unison: Tenants and owners have joined forces to voice their problems. (Photos by DANIL ROSLAN)

TENANTS and owners of commercial units in Solaris Dutamas Kuala Lumpur have joined forces to voice their problems against the joint management of the retail and office. Some 200 affected tenants and owners from Block C and D have signed a petition to the four different management offices of the development. They organised a press conference with
Segambut MP Lim Lip Eng recently to highlight the issue.
Most of them said there are several things that have hampered their business in the area. One of the most pertinent problem was the delay in the completion of Publika shopping mall and the commercial units. According to them, works at Solaris Dutamas should have been completed two years ago but the construction is still on going.
Spidy Aktifan, a tenant said, it was dangerous for people walking around with construction debris flying around.
Basil Joseph, the owner of Comida restaurant, said he had started a comments form for his customers and most of the 200 forms are about the condition of the place. "Once customers declined to come into the restaurant because the front was dirty and dusty from all the construction work," he said.
Another tenant Florence Lambert said many of her customers found it difficult to find parking spots inside the building. The lack of signages also makes it difficult for people to find their way to the retail units. "Most of the time, I have to go down to the carpark and bring them up. We put so much effort to make it look nice and it is a shame if we cannot welcome our customers properly," she said.
The parking rates have also increased to RM1 for the first hour followed by RM2 for every subsequent hour. The stakeholders feel that this would not encourage customers who will resort to other malls because of the high rates. They are also unhappy that their units are not given proper publicity and are treated as a separate entity from Publika that has received numerous advertisements and articles in local media.
Deciding to take matters into their own hands, the business operators printed their own buntings and banners along the corridors and the car park. However, they were told they could not do that. During the weekend, security guards would go around collecting the banners and place them in the carpark to be picked up by respective owners. They were upset with the management, who have turned a deaf ear to the cries, despite their efforts to improve the situation.
Lim said the developer and management, Sunrise Bhd, had been sold off to a government linked company several months ago. "I will try to speak to the former owners and see if they still have control over Solaris Dutamas and request that they meet up with stakeholders. If that fails I will write in to the new owners requesting a meeting," he added.
One of the tenants who started the idea for the meeting, Leong Hoo-Yin, said all the affected parties are also looking at setting up an association to deal with the problem professionally.

Bank Negara Malaysia decided to issue the the new third series of the Malaysian coins and the fourth series of the ringgit banknotes with improved security features to overcome counterfeiting.
Deputy Finance Minister Datuk Donald Lim Siang Chai told the Dewan Rakyat the move would help Bank Negara Malaysia to reduce the cost of producing the new coins by 49% a year through the use of base metals and other technical specifications.
"The appointment of suppliers for the new series of Malaysian coins and banknotes is made through an open tender," he said in response to a question by Lim Lip Eng (DAP-Segambut) who wanted to know the government's rationale in producing the new series of the Malaysian coins and banknotes.
He said all the contracts for the supply of the new series of Malaysian coins and banknotes had been tendered to international companies of high reputation and credibility.
"The supplier which has been selected to supply the coins is Poogsan Corporation, South Korea, and the coins are minted at the Bank Negara Malaysia mint in Shah Alam.
"The suppliers for the new series Malaysian banknotes are Crane AB, Sweden; Giesecke & Devrient GmbH, Germany; Oberthur Technologies, France, and Orell Fussli, Switzerland," Donald added.
On the decision by the United States of America to limit its debt rate, he said it did not give any impact on Malaysia. – Bernama

Happy Deepavali!

Here's wishing all my Hindu friends and residents a very Happy Deepavali! For those who are travelling, have a safe journey and a wonderful time with your family and loved ones.

Cheque presentation for Deepavali

SUBANG JAYA: The Sri Varatharajah Perumal Temple here received RM12,000 in financial assistance from the state in conjunction with Deepavali last Saturday.

"It is the second year that the state has given us money and we are very appreciative of the gesture," said temple president R Subramani.

The temple received RM 20,000 last year. This year's aid will be used to pay for renovations.

Subramani said the temple wanted to build a Rajagopuram, an elaborate entrance usually found with larger Hindu temples, which will cost an estimated RM1.2 million.

"It is our main goal, but we may have to deal with some of our local issues first, such as a poor pedestrian crossings and unpaved roads," said Subramani.

He received the cheque from Hannah Yeoh during a simple ceremony.

The Subang Jaya state lawmaker said the donation was inclusive of RM2,000 from her allocation, while the rest was from the state.

Indiscriminate parking along Jalan SS16/1

Posted: 24 Oct 2011 09:28 AM PDT

Selangor Times Writer: Brenda Ch'ng

At the press conference together with residents of Saujana Residency at Jalan ss16/1

SUBANG JAYA: Daily traffic gridlock at apartments next to Empire Shopping Gallery has become worse since the explosion, and residents are urging the municipality to act.

"It takes me close to an hour to get from Carrefour to my home at Saujana Residency, a short stretch measuring about 400 meters," said Saujana Residency joint management body( JMB) chairperson Marcus Tan.

Tan, who has been living there for more then a year, said the traffic situation is getting from bad to worse.

The situation was exacerbated after the main junction leading to the mall was closed due to the gas-leak explosion on Wednesday (Sept 28).

As a result, there is now more indiscriminate parking on Jalan SS16/1. "Yesterday alone, I did a rough count, and there were about 200 to 300 illegally parked vehicles here," said Tan.

He said many letters and complaints have been sent and made to the Subang Jaya Municipal Council (MPSJ), but to no avail.

"There are actually numerous empty carpark lots at Subang Parade, which is just across the road, but people just don't want to pay the fee," Tan said.

To make matters worse, three to four buses are parked along the one-lane road right behind Carrefour, making it hard for vehicles to manoeuvre past without obstructing traffic coming from the opposite direction.

Motorists are also seen making illegal Uturns near the entrance to the Subang Commuter station, and also at the traffic light between Subang Parade and Carrefour on Jalan SS16/2.

Delivery vehicles, waiting taxis and shoppers also tend to park their vehicles at Carrefour's side entrance (SS16/2), turning the two-lane road into a singlelane.

To solve the problem, Tan has proposed for MPSJ to study the traffic situation and turn Jalan SS16/1 into a one-way road.

He said MPSJ's enforcement officers should also be proactive and tow illegally parked vehicles.

"I agree with Tan that something serious has got to be done by the council immediately to rectify the traffic situation here," said Subang Jaya assemblyperson Hannah Yeoh.

Yeoh urged council officers to have a sense of urgency when reviewing the proposal and in making SS16/1 a one-way road.

"Making the road a one-way street is not difficult, and it doesn't incur much cost on the council either. So I see no reason why traffic changes cannot be done immediately," she said.

She also wants MPSJ to patrol the area more often, especially during peak hours, and tow away illegally parked vehicles.

"I've been told by MPSJ that they have issued 976 summonses last month for this road alone, but with the many cars still illegally parking, I don't think summonses alone are effective anymore," she said.

Subsequently, MPSJ has agreed to patrol the area more often and tow vehicles away after an hour's notice.

"First we will give warning via the loudspeaker asking them to move their vehicles. If they don't, we will issue summonses after half an hour.

"If they still don't move after one hour, tow trucks will be contacted and vehicles towed away immediately," said the council's enforcement assistant director, Ainol Salnee Salim.

Since last week, MPSJ has towed away about 10 cars daily from the area.

All cars towed will be brought to a site in USJ 3A, where vehicle owners will have to pay a minimum fee of RM200 before their vehicles are released.

"If records show they have outstanding summonses from the past, they will also have to clear their debt before their vehicles are returned," Ainol said.

Jalan keluar ditukar jalan sehala. Apa logik dalam otak MBI?

Posted: 24 Oct 2011 12:19 AM PDT

Sunday, October 23, 2011 11:42 am

Zambry wants to cover up issue by filing a suit‏

Posted: 23 Oct 2011 09:03 PM PDT

MEDIA STATEMENT

Filing a suit does not clear the name of BN Perak MB, Dato' Seri Zambry Bin Abdul Kadir and his administration but only goes to show that they have something to hide.

BN Perak Menteri Besar, Dato' Seri Zambry Bin Abdul Kadir has been reported in the media yesterday (23/10/2011) that he will be filing a suit against me for my statement that he and his administration has approved a total of 68,503 acres of land since 2009 till July 2011. The statement was issued by me in pursuant to my duty as an elected representative. It was not a personal attack on Dato' Seri Zambry but a demand by the people that he and his administration be transparent in the award of state lands.

I stand by what I have said and awaits the summons from him.

Dato' Seri Zambry's threat to sue me only goes to prove that he and his administration have something to hide. As a Menteri Besar he has a duty to answer to the elected representatives of the people of whom I am one. Dato' Seri Zambry has not denied that his administration has approved the abovesaid 68,503 acres of land. My only challenge to him was to disclose the names of the recipients of the said lands and to explain why he has approved 60,561.75 acres of industrial/agriculture land at about RM375 per acre only.

Filing the suit against me only goes to show that he and his administration are not transparent and have something to hide. He hopes to silent me by filing the suit so that this matter can no longer be brought up for public discussion as it will be sub-judice. The hearing of the suit will take a few years. I expect Dato Seri Zambry to withdraw the suit after this coming 13th General Election and pay me some costs which he will be happy to do in order to avoid public scrutiny over this issue pending the 13th General Election. His action will be an abuse of the court process.

The public has the right to demand that Dato Seri Zambry and his administration be transparent and disclose the names of all the recipients of the 68,503 acres of land.

Dated this 24th day of October 2011.
