KOTA KINABALU, 16 Jan: Rakyat di negeri ini diajak untuk bersama Pakatan Rakyat  membina sebuah negeri dan negara yang maju, adil dan beramanah menjelang Pilihanraya Umum ke-13 memandangkan Umno BN sudah tidak berdaya dan lemah dalam membangunkan nasib dan hak rakyat.
 
Ketua Penerangan, Mohd Julpikar Abd. Mijan berkata, selain kenyataan penghinaan pemimpin Umno BN terhadap Sabah sebagai deposit tetap, terdapat juga beberapa faktor yang membenarkan rakyat untuk memastikan Umno BN terutama dinegeri ini ditumbangkan.

 
"Rakyat Sabah perlu sedar bahawa, kekerapan beberapa kenyataan yang keluar dari mulut pemimpin Umno BN yang menjadikan Sabah sebagai fixed deposit (deposit tetap) merupakan kenyataan berbaur penghinaan dan tidak layak untuk dituturkan oleh seseorang pemimpin yang memiliki jiwa dan berhati rakyat," jelasnya.

Beliau berkata, hasil bumi dan kekayaan Sabah yang tinggi berbanding di negeri-negeri lain seluruh Malaysia dan dalam masa yang sama, kadar kemiskinan rakyat Sabah yang tinggi juga menimbulkan tanda tanya mengenai pembangunan rakyat yang dibawa Umno BN negeri ini.

"Semua kita maklum bahawa, Sabah mempunyai hasil kekayaan yang tinggi. Lebih tinggi daripada mana-mana negeri yang ada di Malaysia ini.

"Tapi, apakah kita percaya bahawa Sabah juga mencatatkan kadar kemiskinan yang jauh lebih tinggi juga berbanding di negeri-negeri seluruh Malaysia. Ikut dari logik dan matematik, semakin tinggi hasil hasil dan kekayaan bumi maka semakin senanglah hidup rakyat," kata Julpikar.

Katanya, kegagalan kerajaan negeri menguruskan masalah setinggan di negeri ini menambahkan lagi jurang pendapatan dan keselesaan yang dialami rakyat.

"Isu setinggan, sampai sekarang tidak mampu ditanggani dengan baik oleh kerajaan negeri.
"Projek-projek perumahan banyak didirikan, namun kehidupan rakyat masih dihantui kesempitan dan ketidakselesaan mengurus kehidupan," ujarnya.

Beliau turut mendedahkan bahawa terdapat beberapa penghuni setinggan yang dipindahkan ke pusat penempatan turut dihalau keluar akibat kesempitan membayar sewa dan kemudahan infrastruktur yang lain.

"Kita (PAS) mempunyai maklumat dan bukti yang benar mengenai isu ini. Penghuni setinggan yang tidak mampu bayar sewa di penempatan baru terpaksa dihalau keluar.

"Beginikan caranya pihak kerajaan menyelesaikan masalah?" katanya dalam nada kekesalan.

Keseriusan Ahli Parlimen Sabah menyuarakan hak dan kebajikan rakyat negeri ini juga dipertikai memandangkan kegagalan mereka menyuarakan dan membangkitakan isu ini di Parlimen.

"Kita (PAS) melihat, terdapat beberapa Ahli Parlimen yang lantang menyuarakan kebenaran... yang lain hanya angguk dan geleng mengatakan 'yes bos'.

"Sudahlah enak menikmati gaji dan elaun yang tinggi, duduk pula di kerusi-kerusi empuk dan tilam yang lembut. Tapi, amat lembap dan lemah meningkatkan taraf hidup rakyat," katanya.

Katanya, Sabah akan menikmati kehidupan yang jauh lebih baik dan dinaungi kerajaan adil yang beramanah sekiranya Pakatan Rakyat diberi peluang memimpin negeri ini dan negara secara keseluruhannya.

GEORGE TOWN: The inner city was transformed into a fairyland of lights as 2,400 bright red lanterns were lit up for the first time this year.

The lanterns that adorn over half a dozen roads surrounding Armenian Street, were put up in conjunction with the upcoming annual Chinese New Year Cultural and Heritage Celebration.

Penang Chief Minister Lim Guan Eng stood under an arch between two towering golden dragons to flip a switch and officiate the lighting ceremony.

Together with members of the cultural and heritage celebration's organising committee, Lim then took a short walk around the heritage enclave to get a closer look at the festive decorations.

Organising committee secretary Loh Boon Huan said the lanterns would be lit every night until Chap Goh Meh — the 15th and final day of Chinese New Year that falls on Feb 6.

On a related issue, Lim, who was accompanied by state executive councillors Chow Kon Yeow and Wong Hon Wai, said the re-tarring of Jalan Mesjid Kapitan Keling was postponed to after the Chinese New Year.

"The work was scheduled for January, but because of the inconvenience that it will cause, the state government has decided to postpone the job until after the Chinese New Year celebration," Lim said.

In August last year, the state announced that an 800m-stretch of cobblestone on Jalan Mesjid Kapitan Keling would be re-tarred after numerous complaints from the public about its rough surface.

The Chinese New Year Cultural and Heritage Celebration is jointly organised by the Penang Chinese Clan Council, Penang Clan Associations Youth Committee and Penang Government.

E&O Hotel and Star Cruises are co-sponsors of the event.

It will run from 3pm to midnight on Jan 29. All are welcome.

White Knights revive abandoned projects- launching of Taman Bukit Erskine

A DEVELOPER is building 554 low medium-cost apartment units along Lebuhraya Halia in Tanjung Tokong, Penang.

Currently 30% complete, the 38-storey Taman Bukit Erskine developed by Ivory Villas Sdn Bhd, a subsidiary company of Ivory Properties Group Berhad, is expected to be completed in 2014.

Ivory Properties Group Berhad executive director Ron Loh said each unit with a built-up area of 654sq ft comes with three bedrooms, a bathroom and a washroom.

"Despite being a low-medium cost project, the apartments offer good views," he said in a press conference at Penang Time Square on Friday.

He added that the project was abandoned for 11 years due to the 1997 economic crisis and was revived when Ivory took up the project as a white knight in 2007.

Originally named Fettes Villa, the project was later renamed Mount Erskine Development which consists of The Peak Residences, The Latitude and Taman Bukit Erskine.

Loh said the group had since changed the initial 500sq ft layout plan to 654sq ft and increased the units from 363 to 554.

He also said former purchasers who had paid the deposit in the previous project can opt to purchase the units or get a full refund next year.

"According to a court order, we can only refund the deposit a year after we launch this project.

"So far, 30% of the 363 former purchasers wanted to continue with this project," he said.

State Town and Country Planning, Housing and Arts Committee chairman Wong Hon Wai who launched the project said that he had contacted Rapid Penang to consider plying the route there.

"They used to ply the route but in 2007, they stopped due to poor response.

"I suggest that the bus company conduct a study on the need to service the route there since the apartments are coming up," he said.

He added that the public could send their feedback to Rapid Penang at rapidcare@rapidpg.com.my.

Wong also said that since 2008, seven abandoned projects including Taman Bukit Erskine had been revived and were at different stages of completion.

The projects are Desa Aman in Paya Terubong, Taman Cemerlang in Bandar Baru Air Itam, Mengkuang Heights and Taman Guar Perahu Indah in Central Seberang Prai, Taman Orkid Indah in North Seberang Prai and Taman Pekatra in South Seberang Prai.

On a related issue, Wong said the request for proposal (RFP) period for the revival of the Majestic Heights project in Paya Terubong ended on Jan 6.

He added that the Malaysia Building Society Berhad and the property liquidator Deloitte Kassim Chan had called for the RFP on Oct 7 last year.

"Phase 2A, 2B and 3A have been abandoned.

"They are going through the submissions by several developers.

"We hope that the phases can be completed soon after being abandoned for more than 10 years," he said.

MORE than 2,500 low- and low medium-cost units will be made available in Penang following the revival of seven abandoned housing projects.

Three of the projects are on the island -- they are Desa Aman, Fettes Villa (which has been renamed to Taman Bukit Erskine) and Taman Cemerlang.

The other four are Mengkuang Heights and Taman Guar Perahu Indah (in the Seberang Prai Tengah district), Taman Orkid Indah (in the Seberang Prai Utara district) and Taman Pekatra (in the Seberang Prai Selatan district).

State Housing Committee chairman Wong Hon Wai said the seven projects, which had been abandoned for between five and 15 years, were in various stages of revival.

"Thanks to 'white knights', these projects will be revived (once) again.

"With the completion of these affordable houses within the next few years, more and more people in the state will be able to own houses," he said at the launching ceremony of the Taman Bukit Erskine project at Penang Times Square here yesterday.

Present were Ivory Properties Group Bhd executive director Ron Loh, chief operating officer Datuk Ooi Chin Loo and deputy chief operating officer Goh Chin Heng.

The Taman Bukit Erskine is undertaken by Ivory Villas Sdn Bhd, a subsidiary of Ivory Properties.

It was abandoned for 11 years due to the 1997 economic crisis before Ivory Villas stepped forward as a 'white knight' to revive the project following a High Court arrangement.

A total of 554 low- and low medium-cost units are being offered in Lebuhraya Halia in Tanjung Tokong here with a built-up area of 60.75sq m each and priced at RM72,500.

Originally, only 363 units were offered with a built-up area of 46.45sq m.

Loh said the Taman Bukit Erskine project is now 30 per cent completed and is expected to fully completed in 2014.

Meanwhile, Wong said the state government was looking into efforts to revive other long-abandoned housing projects in the state.

"There is now a glimmer of hope for purchasers of these long-abandoned project," he said.

(槟城14日讯)玮力产业集团接手拯救,耗资4000万令吉重新打造的白云山"云景园"(前身为花地园房屋计划)正式推介,受搁置计划影响的前购屋者可选择继续向玮力购屋,或取回之前所付的头期钱。

白武士玮力集团于2007年接手拯救后,于去年开始复工的白云山"云景园"中廉价公寓已完成30%工程,今日正式举行推介礼。

这项计划更从原本的500平方尺单位面积增加至654平方尺,单位数目也从363间增加至554间,售价从7万2500令吉起。

槟州行政议员黄汉伟指出,根据法庭谕令,发展商必须在该被拯救的房屋发展计划正式推介一年后,退还1万令吉头期购屋款项的第一批付款予要求退款的受影响购屋者。

云景园公寓推介礼

他是于昨日中午为白云山云景园中廉价公寓主持推介礼后,在记者会上这样指出。

罗振铨指出,在363名前购屋者当中,目前已有30%的购屋者选择继续向玮力购屋,至于另65%的购屋者签署同意书,要求退回之前缴付予前发展商的20%头期钱或1万令吉,仅有剩余的5%购屋者仍未被联络上。

有鉴于此,他促请这些购屋者尽快联络该公司04-210 8000或槟州房屋局04-650 5392。

他说,随着时代的变迁和人们对居住环境的素质要求已提高,同时也受现有房屋条例限制的情况下,玮力产业集团耗资4000万令吉重新包装及销售这栋高入云端的"云景园",38层楼高,拥有三房一厅及一间浴室及一间厕所实用格局,已进行了约30%的工程,预计可在2014年的下半年完工。

白云山居民可上网反映 要求恢复快捷通服务

黄汉伟促请白云山一带居民及购屋者踊跃上网向槟城快捷通(Rapid Penag)巴士公司反映民情,要求重新恢复川行白云山路载客路线。

他说,由于乘客少,使到快捷通巴士公司于2007年开始以这为由,取消白云山路的载客路线。

不过,黄汉伟说,继Puncak Erskine中廉价组屋后,将于2014年建竣及入伙的白云山"云景园"将有554个单位入伙,即将需要更完善的公共交通服务。

因此,他促请当地居民及未来购屋者上快捷通服务网站http://rapidcare@rapidpenang.com.my浏览,并在该网站反映心声,促使该巴士公司恢复载客路线。

Health Ministry proceeds with set-up despite resistance against having a nurse-run establishment



SUBANG JAYA: The Health Ministry will set up a 1Malaysia clinic to serve Subang Jaya residents despite opposition against the move.

The residents, led by state assemblyman Hannah Yeoh, have expressed concern over whether nurses and health assistants at 1Malaysia clinics were in the position to legally treat patients and prescribe medication.

They want a government health clinic, run by a qualified doctor and medical staff, instead.

Deputy Health Minister Datuk Rosnah Abdul Rashid Shirlin said she was aware of the residents' concerns and said the ministry had studied and discussed these issues with various government agencies and non-governmental organisations.

However, Rosnah said the 1Malaysia clinic would serve its purpose for residents in USJ and the surrounding areas.

"The ministry had previously set up a health clinic in Medan Maju Jaya in March 2007, which serves the surrounding areas, including Bandar Sunway," she said.

"Subang Jaya residents can also seek medical attention from the health clinic in Medan Maju besides the other clinics in Kelana Jaya and Puchong." 

Yeoh said she was disappointed the ministry was going ahead with its plan to set up the 1Malaysia clinic.

"I have raised the matter with the relevant authorities and the ministry on several occasions but to no avail," she said.

"There is already an allocation under the Ninth Malaysia Plan for the construction of a government clinic that will be able to operate like any other health clinic with qualified doctors and medical staff to serve the needs of the public."

She also said the Subang Jaya Municipal Council (MPSJ) had identified a suitable plot of land in USJ 1 for the construction of such a health clinic.

Last week, Yeoh accompanied members of the Subang Jaya senior citizens club to a meeting with ministry officials to discuss problems faced by the residents seeking treatment at nearby health clinics.

She said the clinics already served densely-populated areas and the residents would prefer to seek treatment "in their own area".

Yeoh said in addition to having to wait for long periods, some of the residents had to stand for hours because of the lack of chairs.

Rosnah said there should not be any problem for senior citizens to collect their medicines as it could be done by their spouses or children.

1Malaysia clinics were first set up more than a year ago.

Since the announcement by Prime Minister Datuk Seri Najib Razak of a RM10 million budget allocated for the project, 50 such clinics have been established throughout the country.

No reason for delay in getting a government clinic


SUBANG Jaya assemblyman Hannah Yeoh is urging the Health Ministry to give priority to the setting up of a government clinic in the township.

Yeoh said there should be no reason for the delay as there is   an allocation  under the Ninth Malaysia Plan and the Subang Jaya Municipal Council had identified a plot of land in USJ 1 for the construction of the clinic.

Without a government clinic in Subang Jaya,  residents of  Subang Jaya, Bandar Sunway and USJ   are forced to seek medical treatment in government clinics  as far as Kelana Jaya and Puchong.

Yeoh said in December 2009, the council had given permission to the Petaling district health department to build a government clinic and had allocated a plot of land measuring 0.3ha at USJ 1/33 in Taman Subang Permai.

However, Yeoh said the ministry refused to build it as it claimed it was not suitable during a site visit in early last year.

Seeing the urgency for a government clinic, Yeoh  scouted for another site herself. She suggested that it was also feasible to acquire brand new shop lots in USJ 1 to set up the government clinic.

The ministry officers assured Yeoh that they would submit the suggestion but she has heard nothing from them till now.

During a dialogue with members of the Senior Citizens Club Subang Jaya and ministry officers last week, Yeoh said   grouses were raised.

"The nearest government clinic to Subang Jaya is in Kelana Jaya.

"The club members complained about having to go there very early in the morning and waiting in a long queue. On top of that, there aren't enough chairs for them to sit while waiting.

"Because they are given medicines which will only last a month, they have  to  repeat the tedious process monthly. For Subang Jaya folk to have their own clinic makes sense," she said.

After the dialogue concluded, Yeoh, along with ministry officers, visited the USJ1 site and she was promised that a push would be given for the government clinic to materialise.

"Health Minister Datuk Seri Liow Tiong Lai should know that Selangor folk are also tax payers and they contribute RM16 billion to the Federal Government's revenue.

"They have a right  to a government clinic and they ought to benefit from the services.

"Having Subang Jaya folk travel to Kelana Jaya to seek medical treatment only adds on to the number of patients there.

"In Subang Jaya, a plot of land has already been identified. If it is  small, then just build a small clinic with basic facilities.

"I hope the focus will not be too much on the infrastructure aspect  but on providing service to the people, which should be paramount. We do not need a state-of-the-art government clinic," she said.

The government clinic, added Yeoh, is  to benefit senior citizens, urban poor, single parents, students and those living below the poverty line. Over at the Angsana low-cost flats alone, Yeoh said there are 8,000 households.

(巴生13日讯)基于雪州政府当初承诺的三大原则,以及大部分住户没能力负担,班达马兰巴板路和武吉柯拉容区超过150户促州政府重新检讨9万9000令吉的房屋献议,从速解决纠缠近十年的安顿问题。

遵守当初3承诺

两地住户超过90%为60岁以上的退休人士,恐无法向银行贷款负担9万9000令吉的房价,促州政府重新检讨这项在2011年6月的州经济行动理事会会议上达致的房屋售价献议。

而且,住户要求州政府遵守在1997年批准总面积达230亩巴板路和武吉柯拉容地段给国家子公司TPPT时的三大原则,即TPPT拥有雄厚的财力、计划并非旨在牟利,以及解决社会问题的关键,因此如今更应检讨该建议。

巴生区国会议员查尔斯圣地亚哥今早召开记者会时说,两地木屋区住户与州政府、发展商等开会后,州经济行动理事会在2011年6月建议以9万9000令吉,出售在原地兴建面积20X70的房子给在巴生市议会名单内的住户。

"其中,当局也承诺会觅地安顿武吉柯拉容当地的7户厂家,惟这只是一项建议,并非最终决定。"

他说,大部分住户如今要求州政府基于尊重当初批地时的三大原则,重新检讨9万9000令吉的房价献议,以免苦了这批在原地生活超过50年的开荒者。

开荒者应获保障

"而且,两地木屋区居民近100%为60岁以上的退休者,根本无法向银行贷款购买近10万令吉的房屋,所以TPPT如今在选择与私人公司联营发展下应兑现当初的企业责任。"

查尔斯强调,政府当初免费批地给TPPT以拯救房屋搁置计划,事实上巴板路和武吉柯拉容并非木屋区,当地居民为开荒者,理应获得应有的保障。

范新麟:勿只向"钱"看 TPPT应遵守献地原则

巴板路和武吉柯拉容区住户代表律师范新麟说,律师行已代表两地居民致函给雪州大臣,要求重新检讨9万9000令吉的房价献议,以免乖离州政府当初批地时的重大原则。

"两地近90%的居民都是超过60岁的人士,而且经济能力欠佳,一旦政府献议9万9000令吉购买原地房屋,大部分居民恐都无法负担。"

盼取得大臣回复

他说,政府从中也必须确保TPPT遵守当初获得献地的原则,即计划主要解决社会问题,而不是以赚钱为主。

"我们希望能尽快取得大臣丹斯里卡立的回复,因为发展商目前已在武吉柯拉容局部地区施工。"

发展商屡次改变安顿地点,导致我们至今都不知何去何从。

巴板路的150户人家促雪州政府尽快拟定对策,解决这宗纠缠将近十年的问题,也终结居民犹如生活在"森林"中的痛苦岁月。

由于安顿问题迟迟未解决,巴板路居民多年来受遗弃,生活在犹如森林的恶劣环境中,面对诸多民生和卫生问题。

我们都是这批土地的开荒者,理应有权取回土地,所以希望州政府能以民为本,尽快敲定解决方案。
